		<description>I am a state certified residential appraiser and have had the opportunity to appraise homes with many kinds of upgrades and building methods and materials, including sustainable, energy efficient homes at various degrees of conversion, including complete rebuilds.  The challenge that you point to in valuation of these properties is real but as these "greened" properties sell, the difference in value can be measured by paired analysis. It is something that can be applied to the neighborhood, so if the area has some of these sales, then it will be easy for the appraiser to find the value of the improvements in that marketplace.  Another approach is to look at cost savings over the potential ownership period, and value the net present value of the energy savings,minus any maint and replacement costs.  The places where I have seen this work best are desert areas, where the savings are more easily quantified and more predictable and energy saving is more highly desireable.  Look for an appraiser with a Leed-AP so you are sure they understand what the differences are, how they affect cost savings, and the market reaction in the subject's neighborhood.</description>

		<description>I am completely biased, because I helped develop the Ecoflash app, but I would also like to mention that our app allows you to sort which cards you review by category (such as LEED Process, Water Management, etc.) or by question type (such as definitions, facts and figures, referenced standards, etc.). Or you can chose to go through the entire series of 518 cards. We also tried to really focus on user interface, so that you can use the great touch features of an iPhone/iPod to flip cards go to the next card or even shake your phone to reshuffle the deck!
